Alpine Lakes Ranch is located in beautiful Southwest Colorado approximately 17 miles South of Pagosa Springs.
The Ranch property covers over 8600 acres of land in Archuleta County and is divided into lots of 35 acres or larger, with roads and central water to the property line.
The Ranch is divided into four distinct areas with differing landscapes: Elk Ridge, Coyote Park, Ponderosa Hills, and Alpine Meadows.
Elevations on the Ranch range between about 7000 and 8500 feet, and the area is classified as high desert, receiving 16-19 inches of rain and 60-160 inches of snow per year. The Ranch has its own stocked alpine lake (Spence Lake), water rights to other lakes, and its own renewable water resources for home use (serving all homes). There is also water for irrigation in Alpine Meadows and Coyote Park for property owners who own shares in the ALR Ditch & Reservoir Company. The ALRPOA (Alpine Lakes Ranch Property Owners Association) owns water rights from a large National Forest watershed and has several operational wells.
The Ranch borders BLM (Federal Bureau of Land Management) and National Forest land, and we control the rights to several private National Forest Accesses in each section of the Ranch. Currently the ALRPOA leases the Ranch for cattle grazing which gives participating property owners Agricultural status that includes a tax advantage.
As of January 2019, there are 214 parcels of land on Alpine Lakes Ranch owned by 194 property owners (some owners have more than one parcel). As of 2019, the Ranch is approximately 54% built out. Eighty-seven percent (87%) of Archuleta County is federal land (National Forest or BLM land), and this is one of the prime attractions of purchasing land here.
